Terms & Conditions

The Terms and Conditions apply to the Amais Ofir Client-Accommodation relationship.

Use of the services confirms full acceptance of the Terms, which are automatically incorporated into the contract (without it being necessary to transcribe them in writing). The rest of the Terms and Conditions shall be governed by the Portuguese legislation in force.

I. Signing of the Contract

The Client proposes accommodation to Amais Ofir when requesting a reservation. Amais Ofir reserves the right to refuse and make the house available at its discretion. Guarantee is for category, not specific house.

The Client is only guaranteed the category booked and not a specific house.

II. Arrival and Departure

Check-in must take place after 5pm. On the date of departure, the Client must leave the house unoccupied of people and goods and without any damage by 11 am.

III. Terms of use

Only those named on the reservation can use the house.

Clients must respect the rules that form part of the contract.

They are advised not to leave money, jewelry or valuables in the house or in parked vehicles.

The company accepts no liability in the event of theft, loss or damage to valuables.

IV. Accommodation and other prices

The price of the stay constitutes the time the use of the house is made available, the period between arrival and departure.

The full amount will be charged, regardless of whether the Client has not made use of the house.

The applicable rates are those agreed by Amais Ofir on the date the contract is signed. VAT will be added unless otherwise stated.

V. Payment Terms

In the event of non-payment, the contract is terminated, requiring immediate eviction and delivery of the house in good condition.

VI. Complaints regarding material defects

The Client must immediately report any defects in the house. If there is a defect, Amais Ofir can repair it or relocate it to a house of a similar contracted category that is available.

Serious defects that threaten service and health are a priority. Irrelevant complaints or details that do not conflict with the contracted minimum level of service do not require action.

VII. Amais Ofir’s Responsibility

The accommodation is only liable for damages and accidents if they are caused by Amais Ofir’s negligence.

Amais Ofir is not responsible for delays in making the house available if there is a valid reason, such as lockdowns or natural disasters.

Damage caused by clients to third parties is the sole responsibility of the client and not of Amais Ofir.

VIII. Duty of notification

In the event of theft, damage, fire, water damage or other problems in the house, the Customer must inform us immediately and collaborate in resolving them.

IX. Data Protection

The Customer’s personal data will be stored and processed by Amais Ofir, shared with associated companies in accordance with the law.

The Customer may object to their use for advertising purposes by informing Amais Ofir in writing.

Amais Ofir may use associated companies to process data and pass it on to other companies for storage and processing.

X. End of accommodation contract

Amais Ofir may terminate the contract if the Client fails to pay the price or provide a guarantee.

It can also terminate immediately for behavior that affects the coexistence, quiet or hygiene of the house, including drug or alcohol use, prostitution practices, offensive behavior, false reservations or damage to the house.
